0512 - preliminary concept plan

Design guidelines enhance sustainability and ensure a high standard of built form. This was vital in achieving the project vision to ensure the region’s sustainability for generations to come. Taking consideration of local character and climate, the design guidelines adopt a two tiered approach: mandatory criteria to guarantee implementation of core elements; and recommendations to inform a high standard of design.

Distinct local context forms an integral part of the planning response: from climate to high rates of boat ownership and a cyclical local economy. Design elements such as staging have been made flexible to suit changing demand, site layouts made to accommodate off-street storage of recreational craft to preserve the social dynamic of the public realm, and open space designed to respond directly to need to conserve water resources.

Community facilities integrate Baynton West into its surrounds. With a new school, commitments to improve adjoining parkland and the provision of a family centre ensure Baynton West is a welcome addition to the community. Proudly, Baynton West is even home to WA’s first pump track!
